HOW FAR TO BEACH: A quick walk from Black Tern to Audubon and to the beach- about 10-15 minutes walk or 7 minute bike ride. Or drive to the Beach Trolley lot for complementary shuttle service to the Beach Club. Please read on:

BEACH CLUB ACCESS/PARKING Onsite parking AT the Beach Club is permitted for all overnight guests, Labor Day-mid March. From Mid March through end of summer, special Beach Trolleys transport guests from various parking spots within Sea Pines to the Beach Club. Closest Beach Trolley location is at Greenwood Drive and Willow Oak, less than 5 minutes by car from Black Tern. DAY AFTER LABOR DAY THROUGH MARCH, EVERYONE MAY PARK AT THE BEACH CLUB.

VEHICLES/ATTACHMENTS denied entry to Sea Pines and Palmetto Dunes include motorcycles/scooters, any vehicle categorized as an RV (this includes vans with hook ups), boats, jet skis, and trailers or any kind.

PETS: We welcome your well-behaved dog (small to medium sized) for $350 per dog. Regrettably, Labradors and other oily coated breeds are not allowed. Dogs are not allowed on furniture or beds (or their humans will have to pay the fine) and must be crated when left alone in the property.

No pets in your party? No problem as there is NO pet evidence in this house.

PAYMENTS: 50% due upon booking. Full amount due at 60 days prior to arrival. Long term winter reservations policy differs- please inquire.

CANCELLATIONS: You are welcome to cancel your reservation without penalty and receive full refund of your deposit up to 61 days prior to arrival. At 60 days prior to arrival, your reservation becomes noncancelable and non-refundable. Travel insurance is always highly recommended.

POOL: Perfect pool to relax/swim with scenic marsh view. Heatable with electricity (cost effective, but ineffective in coldest months of the year). Charge for electric pool heat is  $150.00 for the first day and $50.00 each additional day during March - May and September - November. This charge is non-taxable and non-refundable.

  This was the third time we have scheduled to stay at this particular location. It is perfect for our needs, and a has a view that can't be beat. The living room, dining room and Master bedroom overlook an untouched grassey marsh where we can look at Egrets, geese, deer etc... And it is only a ten minute walk to the beach. Met some nice neighbors along the way.
  
  We come to Hilton Head to relax and this home is set up for just that with a comfortable, welcoming environment for reading by the pool or in the living room overlooking nature. A well-stocked welcome basket had yummy snacks to tide us over until we made it to the grocery store. (Even had a nice dog treat for our Charlie!) Immaculately clean.
  
  Not only would I recommend this property to others, but we would book it every time we come to Hilton Head.

  We thoroughly enjoyed our stay at 11 Black Tern in Sea Pines. With a view of the marsh and a few block walk to the beach, we thought the location was perfect. We would see deer and birds daily right out the windows that span the entire backside of the house. We walked our dogs daily between 5-10 miles and this location was perfect for a walk down the beach and a walk back on the path. And when the weather wouldn't cooperate, the fireplace came in very handy.
  
  The setup worked very well for six of us for dinners, puzzling and board games.

  We had a wonderful family holiday at 11 Black Tern, loved the layout and coziness of the home, it was bright and clean and had everything we needed. The only downside was the fireplace didn't work and we chose this home looking forward to a cozy Thanksgiving evening fire. Also there was a musty smell and the windows don't open so no fresh air can get in. Great location. Would definitely rent with BESTNEST again.

I think our biggest complaint which has nothing to do with the rental agency is all the noise from weed blowers and lawn maintenance everyday. The other issue is all the traffic from the service companies/builders doing work in the neighborhood.

  We absolutely loved our stay at this house. My husband worked remotely, using the large desk in the living room but could have just as easily used the large dining room table. The house was so clean, bright, current in its decorating, and happy. Loved the marsh view. An 8-10 minute walk to the beach was perfect for us to walk our two Jack Russells. Some of the couches, while they are clean, and look nice, are a little uncomfortable from overuse, but not horrible by any means. Master bed was comfortable. Well stocked kitchen and really, everything needed was provided. Needed some light bulbs replaced, texted the office on a Saturday, and the electrician was out within an hour to replace them. Loved our stay, and we would definitely rent this house again!

  This home was absolutely fantastic! The house was even better and felt much bigger than the pictures looked online. It was in perfect condition (and I mean perfect)! I have never stayed at a rental property that was so well stocked. Zero issues during our entire stay. Beds were super comfortable. The pool area was sunny all day long for great tanning and hanging out in the pool. The backyard was beautiful and private. Sea Pines area is very nice and convenient to everything but this neighborhood especially was in a great location. This home had private beach access ( no crowds) which was a quick 10 minute walk / 5 minutes on our bikes. The bike paths were right down the street and it was a great daily family activity. The house far exceeded our expectations and honestly was a perfect 10 out of 10. Overall fabulous vacation!

  My family and I checked into a timeshare that had a variety of issues. We needed a quick fix and needed to find a new place to stay for a week on a Saturday night.
  
  After looking at a variety of properties, we messaged the owners/management companies. Understandably with it being a Saturday night, only a couple responded.
  
  Beverly Serral's staff not only responded, but they did so at 7 pm on a Saturday night. They sent over specific options matching our needs, and they gave us two legitimately wonderful choices.
  
  When we checked in at 10 pm---after multiple communications to be able to see the places on a Saturday night---we were amazed by the quality of the home and the decor. Furthermore, we were beyond impressed by the way the staff has everything labeled at the house for guests ranging from light switches letting you know what turns on what to the remote controls giving you access to not only the basics but Netflix and on-demand options.
  
  This was 100% first class with regard to the home and the customer service.

  This is our second stay at 11 Black Tern. House is immaculate with everything you may need for your stay....detergents, paper products, spices, two coffee pots (one a Keurig), and all the dishes, pots, pans one could ask for. The pool is delightful, though I must admit I was always looking over my shoulder into the marsh for signs of an alligator. We've seen very few fenced yards on HHI, even around swimming pools, so there must not be a regulation like we have in Maryland. Kept our little dog on a short leash. So happy they permit dogs! The beds are very comfortable and we're picky about that. Pool and yard maintenance people come every week and do a good job. Our only issue, and this is not the fault of BSSR but the builders of the house, is that lighting in the great room, where we spent most of our time, is not conducive to reading. We tried every combination and permutation of lights but were not very successful. Having built a couple of homes I know that this is one of the most difficult things to get right. So if you spend a lot of time reading, bring your own lamp or perhaps the lamps could use higher wattage bulbs? No reason to downgrade the listing!

    Hello Barbara and thank you for your kind words. Luckily, alligators do not inhabit the marshy area that borders Black Tern. This is mostly a dry marsh, with tidal flow only occasionally making its way to #11. There are alligators in Sea Pines, but they live in the fresh water and brackish lagoons. And we will investigate the light bulbs! No one has ever mentioned this so I was not aware-- but I am now. Hope to see you again soon! Beverly

  This was truly an amazing location for our family vacation. We have been coming to HH since our kids were little and your house was so amazing and you provided all of the comforts of home. The kitchen was stocked better than I could have imagined and all of the little personal details from the beach towels, and pool toys/floats to the soap and laundry detergent, and then the very nice welcome basket with food and a card. Truly one of the best houses I have stayed in. The neighbors were great too!! Love everything about the house and the experience.

  This is a wonderful house in a great location with great access to the beach and very close to the Salty Dog. The beds are so comfortable and all the furnishings were perfect.   This property was perfect in every way! Location is beautiful, pool is so refreshing after a hike or bike ride, and the decor is simple, elegant, and exactly the way we would decorate. Beds are very comfortable. Kitchen was better equipped than my own kitchen and the gas grill is a very good Weber. They are not just kidding about "clean", and I thought I was obsessive about cleanliness! As an extra bonus we met some of the neighbors and they couldn't have been more welcoming or informative. We look forward to staying here again, though they book a year out. Our little poodle loved the house and behaved better than he does at home so we will bring him again. So happy to have pets welcomed. If you can find a window of opportunity to rent this gem, do so.....just not when I want it! Our only suggestion is that BSSR provide an umbrella; we forgot ours and got soaked one evening.

  11 Black Tern Drive was a beautiful updated vacation home! The new deck and views out back were awesome! We stayed for a week with another couple and would love to return. The furnishings were so pretty and everything was quite clean and organized. The location couldn't have been better. The house is on a quiet street but close to the Salty Dog and beach area. Biking from this house to most anywhere in Sea Pines is doable. Beverly and Darlene were so easy to work with and help to make our stay so enjoyable. The landscaping out front could use a little TLC, but everything else was perfect!

  This was our 3rd winter at Black Tern. We love the sunlight that pours in from the rear of the house and the kitchen windows as well. The marsh view from the deck and rear windows is awesome.
